Concrete Sealing is one of the jobs we do most often in your area. Typical jobs cost $400-$1,200, and you approve the price before we begin.
How we clean it
When to book concrete sealing
- Water soaks in instead of beading
- Stamped concrete looks faded and dull
- Surface flaking or spalling has started
- Stains soak in quickly
Why it gets dirty
- Old sealer worn away by sun and traffic
- Freeze-thaw cycles and deicing salts
- Unsealed concrete absorbing oil and water
What you can do yourself
- Do the water test: sprinkle water and see if it darkens the concrete quickly
- Keep traffic off a newly sealed surface for the time on the label
- Avoid deicers that contain ammonium nitrate or ammonium sulfate
Not sure what you're looking at? The free stain identifier and safe pressure guide explain each stain and surface.
Why more pressure isn’t better
- Sealing dirty or damp concrete, which traps stains and turns cloudy
- Slippery finishes without an anti-slip additive
- Applying too thick a coat, which peels
How we handle concrete sealing
- Clean the concrete thoroughly
- Treat stains and let the surface dry
- Repair cracks where needed
- Apply a penetrating or film-forming sealer
- Keep traffic off until it cures

What moves the price:
- Size: square footage of siding, roof or flatwork
- Condition: heavy growth, old stains and peeling finishes take longer
- Access: number of stories, roof pitch, slopes and how close we can park
- Add-ons: sealing, gutter brightening and other services done in the same trip

Concrete Sealing: frequently asked questions
How much does concrete sealing cost?
Concrete Sealing typically costs $400-$1,200 for a typical driveway or patio, and usually takes 1 day plus cure time. The exact price depends on the size and condition, and you get it before any work starts. Call (555) 010-0000 for a free quote.
Do you use high pressure for concrete sealing?
Concrete Sealing is usually done with clean, then seal, with the pressure adjusted for each surface. Delicate surfaces nearby, such as siding, windows and plants, are protected or cleaned with lower pressure.
Is concrete sealing safe for my plants and pets?
We pre-wet plants and lawns, keep cleaning solutions diluted to what the surface needs, and rinse landscaping again when we finish. Keep pets and children inside until surfaces are rinsed and dry.
How often should I schedule concrete sealing?
Every 2-5 years, depending on the sealer. Shade, nearby trees, humidity and heavy traffic mean more frequent cleaning; sunny, dry spots can go longer. Our free cleaning frequency tool gives a recommendation for your climate.
What if it rains on the day?
Light rain doesn't stop most washing, but heavy rain, high wind, lightning and freezing temperatures do, and sealers and stains need dry weather to cure. If the weather isn't right, we reschedule at no charge. Our work is backed by a satisfaction guarantee.
